Question & Answers

Professional house underpinning in Melbourne

Q. What is the difference between reblocking and restumping?

A. Effectively, reblocking and restumping are the same process.

Q. How do I know if my home needs restumping?

A. Common issues include bouncing floors, door and window jamming and cracks in the plaster.

Q. I have noticed cracking in my external brickwork. What should I do?

A. We are able to arrange an inspection from a structural engineer to assess the site and make suitable recommendations.

Q. What is underpinning?

A. Underpinning involves digging under an existing strip footing to create a bigger and better foundation underneath the original one. This should stabilise the original footing and return the wall and floors to their original level.

Q. What damage will occur as a result of reblocking?

A. Reblocking or underpinning may result in the internal cracking of plasterwork as walls and floors are returned to their original levels.

Q. Will you need to remove my floors in order to replace the house stumps?

A. Generally no, we do not need to remove floors in 90% of cases. The exception is when the house is extremely low lying and very close to the ground. If we are not able to access underneath the property, some flooring may need to be removed.

Q. How long does reblocking take?

A. In most cases, reblocking takes between a week and a week and a half to complete. This is if the job is relatively straightforward, although timing may vary.
